ROOST Tampa, a new high-design extended stay concept from Method Co., is set to open in the 56 acre mixed-use Water Street Tampa neighborhood. The opening marks a series of firsts for the brand, including ROOST’s first Florida location, first co-living units and the introduction of Method Co.’s lifestyle services. It’s another addition to the sensational portfolio of offerings in Water Street. Just check out Chill Bros Ice Cream, or the upcoming Pearl Restaurant, shop at Greenwise or look back on the wild felt art grocery store that popped up in the neighborhood for reference. Illuminated art installations, and a multimedia VR mural, have also called Water Street home.
Visitors will also be in close proximity to the newly opened Naked Farmer Restaurant, a delicious chocolate factory, a tequila library, in addition to the newly sold out 5-star Tampa EDITION.

ROOST Tampa, which bridges a boutique hotel with apartment-style living, marks the ROOST brand’s fifth location, and largest to date, boasting 97 studio, one and two-bedroom and co-living units across six floors in Asher, a new residential tower designed by renowned Morris Adjmi Architects in Water Street Tampa. Through a collaboration with Strategic Property Partners, LLC (“SPP”), the developer behind Water Street Tampa and Asher, Method Co. is launching their lifestyle services, operating the building’s extensive 30,000 square feet of amenity spaces and introducing new lifestyle programming designed to foster socialization and community interaction within the building.
ROOST brings co-living to Water Street Tampa
“Opening our fifth and largest ROOST in the newly developed Water Street Tampa neighborhood is an incredible achievement and we’re thrilled to bring it to life in Water Street Tampa. The live-work-play district has completely transformed downtown Tampa and is making the city one of the most desirable places to live in the country. It’s a change that we’re excited to be a part of, especially as we explore new dimensions of our brand,” said Randall Cook, CEO and Co-Founder of Method Co. “This is truly a special adaptation of ROOST — along with implementing co-living spaces for the first time, we’re also excited to introduce Method Co.’s lifestyle services, designed to reimagine the possibilities of community within a residential development by bringing a hospitality mindset to the Asher building.”
Method Co. worked closely with Morris Adjmi and Aaron Poritz through their FurnitureWorks studio to design custom pieces that drew inspiration from several design muses including Clara Poset, Luis Barragan, Pierre Chapo and Roger Capron. A diverse array of cultural influences helped inform the personality and design – from the surrealistic art of Salvador Dali to subtle references of the timeworn elegance of Ybor City, a historic Latin quarter once known as the “Cigar” Capital of the World.

Lavish amenties for short- and long-term guests
ROOST Tampa apartment hotel units offer full-sized kitchens and modern appliances with an interior experience that embraces the nostalgia of stories embedded in local heritage while adapting to the contemporary reinventions of its new neighborhood. Guests will have access to the brand’s custom amenities, including an in-room artisanal coffee program with La Colombe, Mauviel cookware, a high-end cocktail kit, and signature bike share program.
The property will premiere the brand’s first co-living units, which will provide the option for ROOST guests to experience a communal living environment. The four- and eight-bedroom units feature a shared common area with a living room, full-sized kitchen and washer-dryer. Both co-living units offer a spacious communal balcony with a large dining table, while select rooms boast a private balcony and/or private bathroom. Each co-living unit can be rented by individual room or as a cohesive four- or eight-bedroom suite, ideal for larger groups.
With the opening of ROOST Tampa, Method Co. has launched their lifestyle services for ROOST guests and Asher residents, marking the first location where the company is overseeing a multi-faceted amenity program. Introducing a hospitality mindset to the building, Method is operating all amenity spaces within the building, which include a 30,000-square-foot amenity floor featuring Water Street Tampa’s largest rooftop pool deck with cabanas, outdoor kitchens, an indoor-outdoor bar and an entertainment lawn, as well as an indoor media lounge, entertainment lounge, state-of-the-art fitness center with indoor and outdoor spaces, and co-working lounge with private conference rooms.
24-hour concierge for an elevated lifestyle in downtown Tampa
Method Co. also offers a 24-hour concierge service. Lifestyle programming is currently available within the amenity spaces. Offerings include a variety of culinary, social, fitness and wellness program options, such as group fitness classes, swimming lessons, community running groups, cooking demonstrations, wine classes, outdoor screenings, book clubs, game nights, DJs on the pool deck, movie nights, live acoustic music on the entertainment lawn and more.
One of the original high-design extended stay concepts, the ROOST brand currently operates three locations in Philadelphia and a location in Cleveland that opened in March 2022 as part of a restoration of the historic May Company building in the city’s downtown.
