Tampa’s luxury housing market is stepping into 2023 in a robust fashion as the largest waterfront residence on Davis Islands hits the market today with a listing price of 23.9 million dollars. In a real estate market that Forbes magazine ranks as the #1 destination city in Florida, the value for a piece of Tampa’s paradise continues to rise along with the allure that Tampa Bay now offers.

Mary Beth Byrd, Leslie Minder, and Dina Sierra Smith with Smith & Associates Real Estate are co-listing the home at 42 Ladoga. With 464 feet of waterfront footage, the significant property represents the most water frontage on Davis Islands to come to market in decades. “With the influx of out of state buyers flooding our market who are accustomed to price points well above what Tampa has produced, obtaining a significant piece of Tampa Bay’s waterfront like this is nothing less than a rarified opportunity,” says Byrd.

A rare opportunity on Davis Islands

The estate property boasts a 9038 square foot home that was originally designed and built in 1928 and sits on three buildable lots. The total acreage of the property is 1.45 acres, larger than the parcel that Derek Jeter’s home sold for in 2022. Jeter’s home brought in a record-breaking sales price of 22 million for the 345 feet on Tampa Bay. That home will ultimately be torn down by its new owner.

The three lots at 42 Ladoga have direct water access to the Bay and the Gulf of Mexico. The grand estate has 7 bedrooms, 7 full and 2 half baths, along with a full gym, entertainment wing, wine cellar and 2 executive offices. In addition, the property features a boat house with two lifts: one 55-foot 80,000-lb Neptune boat lift and a 13-foot 6000-lb multi use lift. There is also a smaller boat lift with separate Trex boat dock.

Premium waterfront land in a top Tampa destination

In comparison to the higher priced markets of Palm Beach and Miami, Tampa is still ultimately a reasonably priced waterfront community that is quickly becoming a business and cultural center. The highest priced home in Miami sold for just over 106 million in 2022.

With waterfront land at a premium, paying for control of the largest parcel available may mean that the home could be torn down for redevelopment. This significant property can be divided into three buildable lots or converted into a true family compound. Lot dimensions are 464’ waterfront, x 240’ street front x 202’ west side x 160’ east side.

Access to the top food and entertain hubs in the city

“Davis Islands is a true Florida paradise that sits adjacent to Downtown Tampa with a dedicated waterfront trail that allows easy access to the urban core. The golf cart friendly neighborhood is one of South Tampa’s ultimate playgrounds for the boating and outdoor lifestyle. Residents enjoy the privacy, security and peacefulness of the island. This is a rare find.” says Robert Glaser, owner and CEO of Smith & Associates.

The Davis Islands community is home to a private airport, a membership only yacht club for boaters and sailors, a tennis complex, and a quaint business district with coffee bars, outdoor cafes, and shopping. Davis Islands residents enjoy close proximity to downtown Tampa for cultural events, downtown dining, and Amalie Arena, the home of Stanley Cup Champions, the Tampa Bay Lightning.
