RENDERINGS Gasworx is set to be a transformative project in Ybor City

The highly anticipated Gasworx development in Ybor City has launched Phase 1 of its ambitious plan, bringing new residential, retail, and office spaces to the area. Divided into two key sections, Phase 1 West and Phase 1 Central, the project aims to transform the neighborhood with vibrant mixed-use spaces and pedestrian-friendly streets.

The first development in Phase 1 West, La Union Apartments, is set to open in late summer or early fall of 2024. Construction is also underway for the second multi-family development (W2). Later in 2024, work will begin on two additional multi-family developments (E1 and E3), along with the office building and marketplace (E2).

The E1, E2, and E3 phase of the Gasworx project will also include a new streetcar stop, a park, and the reconstruction of 3rd Avenue Paseo.

Phase 1 West: New Residential and Retail Spaces

  • Residential Expansion: The west side of Phase 1 includes the construction of 707 new apartments and 10,000 square feet of retail space.
    • La Union Development: This multi-family complex will feature a resort-style pool, a two-story fitness center, co-working studios, and retail space. Pre-leasing is already underway, with an opening expected in summer 2024.
    • W2 Parcel: Adjacent to La Union, this second multi-family development began construction in March 2024. It will deliver new residences and retail space by early 2026.

Phase 1 Central: Core Mixed-Use Development

  • Mixed-Use Marketplace: Plans for Phase 1 Central include transforming a 28,000-square-foot warehouse into a marketplace with restaurants and food-centric retail, along with 105,000 square feet of additional retail space.
  • New Residential Units: Two new buildings will house 516 apartments.
  • Office Space: 100,000 square feet of Class A office space is planned, with Grow Financial already committing to leasing 50,000 square feet. Office spaces are expected to be completed by 2026.
  • Construction Timeline: Work on these developments is set to begin later this year.

Key Features and Community Highlights

  • Retail Expansion: The marketplace will offer 28,000 square feet with indoor-outdoor seating areas, while additional retail spaces will line 4th Avenue, Channelside Drive, 3rd Avenue, and 14th Street.
  • Pedestrian-Oriented Design: A new street, 3rd Avenue Paseo, will provide outdoor dining areas on both sides and be closed to vehicle traffic during peak pedestrian times, connecting the marketplace with residential buildings.
  • Gasworx Park: A new three-quarter-acre park will feature an open lawn, tree-lined promenades, picnic areas, and a cooling water feature. A new section of the trail will connect to 4th Avenue and the Nuccio Parkway Green Spine.

With Phase 1 set to bring a blend of modern living, workspaces, and leisure amenities, the Gasworx development promises to reshape the area into a bustling, pedestrian-friendly community.
