3 new developments revealed for Water Street Tampa, including the tallest tower in the district

Strategic Property Partners LLC (“SPP”) unveiled plans for three new projects as part of the ongoing development of Water Street Tampa (WST) including a residential condominium building, a build-to-suit trophy office complex and an entertainment destination which builds on the energy and excitement of Amalie Arena.  

Set to grace an extension of Water Street, presently undergoing construction north of the 900 and 1000 blocks of E. Cumberland Ave, the office and residential towers will soon rise. Positioned just north of Amalie Arena, nestled between S. Morgan St and S. Jefferson St, this mixed-use entertainment hub is primed to captivate. Alongside a select service hotel and event parking garage, expect an array of entertainment-focused attractions to enliven the area.

Expanding on the major entertainment draw of AMALIE Arena

“We look forward to capitalizing on the energy and draw of Amalie Arena while creating a preeminent retail and entertainment destination for the Tampa region,” said CEO of SPP Josh Taube. “This dynamic project, complete with new restaurants, retail, live performance venue, and a hotel, will build on the vibrant atmosphere at Amalie Arena by providing a complementary and unique experience.”

Set to soar as the tallest edifice at Water Street Tampa (“WST”), the upcoming residential condominium building promises to expand the array of residential options, perfectly complementing the Asher, Cora, and Heron residences situated to the south. Furthermore, SPP is actively investigating a fresh club concept with a blend of social and fitness elements, presenting an enticing addition to the vibrant Tampa market.

A totally WELL Gold Certified Community

Located within North America’s first WELL “Gold” Certified Community, the residential tower is being designed by Gensler with Nichols Architects acting as architect of record.

The second tower will be a build-to-suit trophy office complex with ground floor retail and green space with a focus on a pedestrian-friendly experience.

Adding more pedestrian connectivity in Water Street Tampa

Kohn Pedersen Fox (KPF), a global authority in office design, has crafted a preliminary design concept for the office tower, illustrating the immense potential and possibilities awaiting corporations. Building upon the success of Thousand & One, the inaugural office structure of WST and the first new trophy office building in Tampa in nearly three decades, this project stands as a testament to progress. Notably, Thousand & One is already a resounding success, with 90% of its space already leased.

The road and utility infrastructure work for these additions to WST has already begun and is expected to be completed by the spring of 2025. Connecting the city street grid north of E. Cumberland Ave. will allow for greater vehicular and pedestrian connectivity between Downtown and Ybor City to the north.

Plans also call for vibrant green space along Water Street allowing open-air markets, outdoor concerts, and other activities.

Earns the Urban Excellence Award

The Urban Land Institute granted its 2023 America’s Award for Excellence to WST, recognizing its public-private partnership between developers, local government, and community leaders. Known for setting global standards in innovation, WST is the world’s first WiredScore SmartScore Pre-certified Neighborhood for its technology infrastructure and was recently named one of the “World’s Greatest Places” for 2023 by TIME.
