The Tampa Architectural Review Commission has unanimously approved design plans for a new, state-of-the-art YMCA in the Tampa Heights Historic District. This crucial approval moves forward a six-acre mixed-use development led by the Tampa Metropolitan Area YMCA, in partnership with Ellison Development.
Tampa Heights, one of the city’s oldest neighborhoods, is celebrated for its rich history, with structures dating back to the late 1800s. Since being designated a historic district in 2000, new construction in the area requires designs to honor the neighborhood’s character. The approved plans ensure that the YMCA project aligns with this vision.

A 70,000-square-foot YMCA in the historic Heights District
Casey Ellison, President of Ellison Development, expressed excitement about the progress. “The council’s approval marks a pivotal milestone for us,” Ellison said. “The new YMCA will become a cornerstone of Central City Development and contribute to the thriving Tampa Heights community.”
Upon completion, Central City Development will feature a 70,000-square-foot YMCA, a 200-room lifestyle hotel, 184,000 square feet of office space, 400 residential units—10% of which will be affordable housing—and 20,000 square feet of green space. The existing Standard Oil Building, a key piece of Tampa’s history, will be incorporated into the hotel’s lobby.
Strategically located on Palm Avenue, across from the current Central City YMCA, the new facility will significantly increase the YMCA’s capacity to serve Tampa Heights and neighboring communities. The YMCA will offer modern amenities, including a wellness center, indoor gymnasium, outdoor aquatic center, rooftop activity space, and extensive youth program areas. Importantly, the existing YMCA will remain operational throughout construction, ensuring no disruption to community services.

Architectural firm FleischmanGarciaMaslowski took special care to blend the modern YMCA design with the historic essence of Tampa Heights. Marcel Maslowski, President & Director of Design, explained how the building will integrate into the neighborhood. “From the materials to the rhythm of the facade, every detail is inspired by the area’s architectural character,” Maslowski said.
Capital campaign coming soon
Ellison Development continues to finalize the master plan alongside the Tampa YMCA, ensuring the project contributes to one of Tampa’s most cherished neighborhoods. Once designs are complete, they will file for city permits with the goal of breaking ground in 2025.
The YMCA will soon launch a capital campaign to raise funds for the project, ensuring that this exciting vision for Tampa Heights becomes a reality.
