Water Street Tampa just hooked a big fish, and continues the neighborhoods growth as a hub for the arts, business, and food lovers alike. Tampa-based real estate development firm Strategic Property Partners, LLC announced the signing of a new office lease at Thousand & One in Water Street Tampa, the mixed-use development that has transformed the city’s downtown and waterfront. Northern Trust Corporation, a leading provider of wealth management, asset servicing, asset management and banking services, has committed to leasing more than 10,000 square feet on the ninth floor of the new trophy office tower in Downtown Tampa and expects to move into the building in the coming months.

“With its cutting-edge office space, amenities-driven experience and location in Downtown Tampa’s newest live-work-play-learn neighborhood, Thousand & One has completely reshaped the workplace in Tampa Bay,” said David Bevirt, Executive Vice President of Corporate Leasing and Strategy for SPP. “The new lifestyle opportunity we’ve created here is the best tool for recruiting and retaining talent, and we’re seeing robust interest from financial service companies like Northern Trust looking to expand to Water Street Tampa to become part of this newly established financial center in the city.”

Water Street lands a major deal for its office space

“This move is a continuation of Northern Trust’s decades-long investment in the Tampa Bay community,” said Dan Honegger, Tampa Bay President for Northern Trust Wealth Management. “We are looking forward to serving our clients in the fully modernized suites at Thousand & One, which will provide enhanced meeting space, room for future growth and access to a rooftop terrace for special events.”

Thousand & One is downtown Tampa’s newest major office offering in nearly 30 years and brings office space and ground-floor retail to Water Street Tampa. Designed by renowned architecture firm COOKFOX, the building employs a wellness-oriented, indoor-outdoor office environment meant to promote well-being and increase productivity among tenants. Thousand & One features floor-to-ceiling windows, flexible floorplates, a shared rooftop terrace and open-air conference room, an employee fitness center, town hall space and nine double-height terraces that maximizes natural light and air. The building is also home to several ground-floor retailers, including Naked Farmer and Boulon Brasserie, as well as an adjacent plaza that offers additional access to the outdoors during the workday.

Receiving Core and Shell certification

The tower is WiredScore Platinum and LEED Silver certified, and anticipates receiving WELL Core and Shell certification, a first for the region. Thousand & One continues to attract companies from a wide range of sectors with its best-in-class digital network and unique wellness offerings and has already lured several high-profile office tenants, including ReliaQuest, Sila Realty Trust, Synovus, RSM and Suffolk Construction.

Centrally located on Water Street Tampa’s main thoroughfare, Thousand & One situates office tenants in the middle of a dynamic neighborhood filled with dining, shopping, culture and entertainment offerings paired with diverse workplaces and new housing all oriented around pedestrian-focused streets and acres of new parks. The neighborhood connects Tampa’s central business district with the long-underutilized waterfront to create a vibrant, walkable neighborhood in Tampa for the first time.

Creating a holistic community experience

Invigorated with a lively street-level experience, the district is programmed with a variety of restaurants and retailers, including national brands like Wagamama, Orangetheory Fitness, MiniLuxe, The Pearl — a new concept from Cameron Mitchell Restaurants — and more. As a holistic neighborhood experience, Water Street Tampa has been designed from scratch to promote well-being and is the first WELL Precertified community in the world, as well as LEED Silver certified for Neighborhood Development.

Global commercial real estate services firm Cushman & Wakefield is exclusively handling leasing efforts for Thousand & One.
